Most banks will normally loan up to 35% to 40% of your net salary without prior credit checks or confirmation of existing obligations and the maximum loan available to purchase a property in Morocco as a non-resident is 70% of the purchase price for a maximum length of 25 years. The interest rate in Morocco varies between 5 % and 7%.

It is possible to arrange a mortgage with deferred payment of up to 12 months, which is of particular interest for investors. As the mortgage system is similar to the French system, select European mortgage companies with experience in the French mortgage system have recently started to operate in Morocco and can be invaluable when preparing to invest in the country. Through such companies, it is not only possible to arrange your mortgage but possibly even obtain an agreement in principle from the lender before comitting to the purchase.

Estimates are that it will take between 4 to 8 weeks to get a mortgage assuming everything is in place and ready, including legal due diligence checks.
